Alcalá de Guadaíra will have 84 new public homes for affordable rent in the Cornisa del Zacatín area. They are two-bedroom flats, with garage and storage room, whose rent is set at 350 euros per month, the maximum limit established by the Diputación de Sevilla for homes financed through its subsidy line. The development is promoted by the Ayuntamiento through the municipal company VIVE Alcalá. The Diputación contributes nearly eight million euros, half of the financing, as detailed by the president of the provincial institution, Javier Fernández, during a technical visit to the works this Tuesday, October 20.

A development within the Programa Sevilla 2030

This action is one of the first to get underway thanks to the housing line of the Programa Sevilla 2030. In its first edition, the program has mobilized around 70 million euros in 31 municipalities, with 37 projects totaling 1,182 homes: 657 for sale, 388 for rent and 137 for rent with an option to buy. The aid sets a maximum price of 115,000 euros for homes for sale and a maximum rent of 350 euros per month for rental homes. In this modality, the Diputación finances half of the project. The Cornisa del Zacatín project has a total investment of 15.32 million euros and has 3.79 million from the European Next Generation EU funds, within the framework of the Plan de Recuperación, Transformación y Resiliencia. The action is part of the municipal program to develop 191 affordable public homes.

Industrialized construction

The works incorporate industrialized construction systems, which allow elements to be manufactured in industrial facilities while other work progresses on the plot. According to the mayor, Ana Isabel Jiménez, this system represents "a technological and quality leap, which reduces execution times." The mayor has stated that this is the first development carried out by the municipal public housing company to respond to an "extremely important and imminent need for housing" in the municipality.

More public housing in the province

The Diputación foresees 27.45 million euros in subsidies for affordable housing in the 2027 Budget project. That amount includes the third annual installment of the projects underway and the initial financing of a new call. In addition to this line, there are the zero-cost advances from the Área de Hacienda to the ayuntamientos for sale developments and those directly promoted by Sevilla Activa, such as the 50 homes in Los Chapatales, in Los Palacios y Villafranca, and the 31 in Morón de la Frontera. The development in the Quarto neighborhood, in Sevilla capital, is also moving forward, with works expected to begin in 2027. Javier Fernández has stated during the visit that "housing is not a luxury, it is a right" and that institutions must make it easier for municipalities to build public housing at affordable prices.
